Selling a home while still living in it can feel overwhelming. As a seller, you are likely searching for ways to improve the saleability of your home and staging it yourself is an interesting idea…but how does it work if you are still living in the house?
Well as you have already guessed, preparing a home for the market isn’t the same as everyday life, and some temporary changes are often needed to present the property at its best.
The Occupied Staging Consultation provides clear, professional guidance to help you prepare your home for the market in a calm, manageable way, using what you already have and working within realistic timescales.

What does the consultation entail?
The Occupied Staging Consultation provides structured, professional guidance on how to approach staging, for marketing and viewings, while you’re still living in the property. The consultation focuses on the practicalities of what to edit, what to adjust, what to prioritise, and how to approach the process in a way that fits your timeframe and budget.
How long is the consultation?
We will be with you for a minimum of two hours, during which we walk through the home room by room, identify priority changes, and create an action list, detailing the most impactful changes you can make within the time and budget available. The result is a clear, prioritised plan that helps you prepare for sale with clarity and confidence without unnecessary disruption. The consultation can be extended if needed for larger homes or more detailed guidance.
How much is The Occupied Staging Consultation, and when is payment due?
The consultation is £350. To secure your appointment, a 20% deposit is required at the time of booking (£70). The remaining balance is due before the consultant leaves your home, and can be paid via instant bank transfer or debit card.
Will staging disrupt our daily life?
Recommendations are tailored to your living situation, so you can continue your routines while preparing your home for sale. Any additional services, like the Styling Day service or full occupied staging service, are scheduled at a convenient time to reduce impact.
How do I prepare for my consultation?
There’s no need to pack up or move things around - we want to view the home as it is. To get the most from your session, have a notebook or device ready to take notes. Please make sure any dogs are secured so we can work efficiently.
By the end of the visit, you’ll receive a practical action plan outlining the most important adjustments to make, so you can tackle them efficiently. Keeping your home as-is helps us identify what already works and what truly needs attention, saving you time, effort, and unnecessary costs.
Can the consultant do the staging for us?
As the home owner you are the decision maker on what advice you decide to act upon. At the end of the consultation you will have clarity on what is needed to make efficient, impactful changes to make your home more marketable.
The Occupied Staging Consultation focuses on creating a clear, actionable plan for your home - what to keep, edit, or adjust to appeal to buyers. The consultation does not include physically moving or styling each item but additional services are available if you’d like a hands-on approach.
These include the Styling Day service (detailed styling for marketing photos) or a full occupied staging service, where the team will arrange furniture, accessories, and finishes on your behalf. Each service is scheduled separately and priced according to the scope of work. The Occupied Staging Consultation is required before any further occupied staging services can be booked.
